Terms of Service

1. The service

Flats 2 Houses connects landlords, tenants, and vetted maintenance contractors. We facilitate the relationship; we are not the contractor performing physical works unless explicitly stated.

2. Accounts

You must be 18+ and provide accurate information. You are responsible for activity under your account. Notify us immediately of any unauthorised access.

3. Acceptable use

• Don't misuse the platform, spam, or scrape data.
• Don't submit false repair reports or fraudulent invoices.
• Contractors must hold valid trade qualifications and insurance.

4. Fees

Plan fees are shown on the pricing page and billed monthly unless agreed otherwise. Contractor lead fees are deducted as described in their plan.

5. Liability

To the maximum extent permitted by law, our liability for any claim arising out of the platform is capped at the fees you paid us in the 12 months preceding the claim. Nothing in these terms limits liability for death, personal injury, or fraud.

6. Termination

Either party may close the account at any time. We may suspend access for breach of these terms.

7. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
